1. 114 W. 4th Street
Appeal of applicant Wesley Jun for a Use Variance to convert a commercial use into a residential use. The property is located in the CB – Commercial/Central Business zoning district which allows residential uses if there is a commercial use also on the premises. Applicant removed the commercial use, converted it to a residential use and desires to continue the second residential use on the 2nd and 3rd floors. [Article 1305.01.a]

2. 1456 Philip Street
Appeal of Keystone Country Building Group for Use Variances to construct a single family dwelling on slopes up to 35%. A variance is needed for the minimum lot size requirement: required: 4 acres; proposed: 4,008 sq.ft. Variances are also needed for the maximum impervious coverage: required: 10% maximum; proposed 21%, and front yard setback: required: 25’ proposed: 4’. [Articles 1306.01.a.2 and 1316.01]

Appeal of Joseph Garbush & Ann Garbush for a dimensional variance to the maximum building coverage. The owners are proposing to construct an addition to the rear of the property and will exceed the maximum building coverage. Allowed maximum coverage: 40%; proposed: 52.8%. [Article 1316.01]

Appeal of MRP2, LLC for a Variance to the off-street parking requirements. The applicant is proposing to establish a hair salon with the existing apartment and store. Required off street parking spaces: 6; proposed 5. [Article 1319.01.a.14]

5. 2224 Industrial Drive
Appeal of Calvary Chapel Living Water of the Lehigh Valley for a Use Variance for off-street parking. The applicants wish to modify the area in which they will be having church services in order to reduce the number of parking spaces necessary. Required off street spaces: 145; proposed: 22 . [Article 1319.01]

Appeal of Iglesia Casa de Adulam Inc. for a Use Variance to establish a Place of Worship in an existing warehouse. The applicant are also seeking a Variance to the off-street parking requirements. Required number of spaces: 100; proposed: 24. [Article 1319.01]
