Notice is hereby given that the ZONING HEARING BOARD will have a meeting in TOWN HALL, 10 E. Church Street, Bethlehem, PA, on Wednesday January 27, 2010 at 7:00 PM, for the purpose of hearing the following appeals.


1. 2224 Industrial Drive – Continued from December
Appeal of Calvary Chapel Living Water for use and sign variances to have a “Place of Worship” in an area of an existing building in the Planned Industrial Zoning District. (Articles 1315.02, 1325.06)

2. 1500 Block of Cloverleaf Street
Appeal of Hanover Group Builders for dimensional variances from the Table of Area, Yard and Building Regulations, the lot area per dwelling unit and lot depth, to create a two lot subdivision. Required area per lot – 6,500 square feet; Proposed – Lot 1 – 5,856.56 square feet; Lot 2 – 5,559.35 square feet; required lot depth-100’, proposed-95’(Articles 1306.02, 1306.03, 1318.01, Table A-1, footnote 3; 1325.06)

3. 948 E. 6th Street
Appeal of Wayne Fatebene and family for dimensional variances from the Table of Area, Yard and Building Regulations and a variance from the parking regulations to convert an existing two unit dwelling building to a multi-family three dwelling unit use. Required total development area – 6,000 square feet, proposed – 4,222 square feet; Required lot area per dwelling unit – 2,000, proposed – 1,407 square feet; Required side yard setback – 15 feet, proposed – 3’10”; Required off street on premise parking – 6 spaces, proposed – 3 spaces. 4. 524 N. New Street
Appeal of Glemser Bethlehem Property, LP for a special exception to change a lawful non-conforming social club and restaurant use, (the former Bethlehem Club), to a business office. In the alternative, if the request for a change of use is not approved, then the applicant requests a variance for the business use. Also, the applicant requests a variance to exceed the allowable 22.5 square foot area and 25’ height of wall signs. (Articles 1307.02, 1307.05, 1323.07, 1320.08.a.11, 1325.06 1325.07)

5. Township Line Rd.
Appeal of Nic Zawarski and Sons Builders, Inc. for dimensional variances from the Table of Area, Yard, and Building regulations for the previously City Planning Commission approved age restricted (over 55) land development in the R-R Residential District Overlay Zone #2. The variances for each lot are necessary to create fee simple lots and change from a condominium to a home owner’s association form of ownership. Required front yard setback -35 feet, proposed-20’; Required side yard-25 feet, proposed- 8’; Required rear yard setback-40 feet, proposed-13’; maximum allowable building coverage-35%, proposed-40%; and a variance to reduce the 100’ buffer yard along the right of way of Route 22.
