Notice is hereby given that the ZONING HEARING BOARD will have a meeting in Town Hall, 10 E. Church Street, Bethlehem, PA, on Wednesday, August 27, 2008 at 7:00 PM, for the purpose of hearing the following appeals.


1. 1559 Kelchner Road- Continued from July 23, 2008
Appeal of Susan J. Bickel for dimensional variances for a 14 unit condominium development. Minimum lot area per dwelling unit is 6,000 square feet; 5,981 square feet proposed. (Articles 1305.03, Appendix A-2). Record Lot – 83,726 square feet RS – Residential Zoning District

2. 1958 Butztown Road
Appeal of Wind-Drift Real Estate Associates for dimensional variances from the front yard setback requirement and the allowable area for a condominium development monument sign. Required setback – 30’, proposed – 1; allowable area – 12 square feet, proposed – 12.98 square feet. (Articles 1305.02.b.2., 1305.03, 1305.05, 1318.01, Table A-1, 1320.07.k, 1320.08.a.10, 1325.06)

3. 2516 Easton Avenue
Appeal of Michael and Nicole Givey for an interpretation of Article 1320.08.a.3. or, in the alternative, a variance from said section to permit the installation of a 15 square foot free standing sign in the front yard. Additionally, applicant seeks a dimensional variance from the front yard setback. Commercial signage is not permitted for this proposed use. (Allowable signage – 0 square feet, proposed – 15 square feet; required setback – 25’, proposed – 6’. Appeal of Magna Cleaners Inc. for a special exception to change a former lawful non-conforming use (sewing factory) to a commercial laundry on the 2nd floor of the building and a variance from the off-street on lot parking requirements. (Articles 1307.02.a, 1319.02.g, 1323.02, 1323.07, 1325.07)

6. 1555 Linwood Street
Appeal of Willie and Miriam Smith for a special exception and a dimensional variance from the off-street parking requirements to have a day care center. Required spaces – 12, proposed on premises – 8 spaces. (Articles 1307.02.c.1, 1306.02.c.4, 1319.01.a.28, 1319.02.g, 1325.07, 1325.06)
