Notice is hereby given that the ZONIGN HEARING BOARD will meet in Town Hall, 10 E. Church Street, Bethlehem, PA, on Wednesday, October 27, 2004 at 7:00 PM, for the purpose of hearing the following appeals.


1. 822 – 824 Wyandotte & 721 – 723 Ontario Streets
Appeal of Mehdi and Tahereh Hojjat for a dimensional Variance from the yard depth to create a two (2) lot subdivision. (Owner is consolidating four (4) lots into two (2)) Article 1325.06 and Table A-2 footnote 3, required lot depth – 100’, proposed – 84’ and 99’).

2. 416 Wyandotte Street
Appeal of Affordable Housing Alliance for a Use Variance to convert a single family detached dwelling to a real estate office. Also, a variance from the off street parking requirements is required. (Articles 1325.06, 1308.02.a, 1308.04, 1319.01.a.28: Required parking, 4 spaces. Existing spaces: 0. Property has credit for 2 spaces)

Appeal of Bethlehem Area School District for a special exception to utilize the property for public education and related uses. (Article 1305.02.c.1. refers to 1304.02.c.1. and 1325.07)

5. 1754 W. Broad Street
Appeal of Joanne T. Nigito for a Use Variance to convert both floors; (formerly a mixed use property, 1st fl. Insurance office, 2nd fl. Dwelling), to a professional counseling office. (Article 1325.06)

6. 1400 Block of Ravena Street near the unopened Arden Street (alley)
Appeal of Veranda Real Estate, L.P. for dimensional variances from the front, rear, and side yard setbacks, and a variance from the total development area to construct 12 three (3) story condominium units. (Articles 1325.06, 1306.03, and Table A-1; required front yard-50’, proposed-25’; required rear yard-60’, proposed-20’; required side yard-25’, proposed-15’; required development area-48,000 sq. ft., proposed-47,700 sq. ft.)

Appeal of Veranda Real Estate, L.P. for dimensional variances from the total development area and lot area per dwelling unit required to create a four (4) lot subdivision. (Articles 1325.06, 1308.03, and Table A-2; required development area-8800 sq ft, proposed-8590 sq ft; average lot area required-2200 sq ft, proposed- 2148 sq ft)
