Applicant seeks to develop the property with a 3 building 28 multi-unit apartment complex and applicant is determining that all slopes in the area are man made. Therefore the applicant is asking for an exemption from the steep slope ordinance. In the alternative, applicant seeks variances from the minimum lot area when the slope is over 15% and up to 35% (required –1 acre for slopes between 15% to 25%, 4 acres for slopes between 25% to 35%, proposed- 3.66 acres); and a variance from the maximum allowable impervious coverage of the lot (slopes between 15% to 25% allows a max. impervious cov. of 25%, slopes between 25% to 35% allows a max. impervious cov. of 10%, proposed is 31%) , Articles 1318.29(c) and 1325.06.
