Notice is
hereby given that the ZONING HEARING BOARD will meet in the
TOWN HALL, 10 East Church Street, Bethlehem, Pennsylvania,
Wednesday, July 28, 2004 at 7:00 P.M., for the purpose of
hearing the following appeals.
ALL APPLICANTS MUST APPEAR AT THE MEETING
1. 621 W. Broad Street
Appeal of Patricia Vinskie (Fenstermacher) for a dimensional
variance (Article 1318.06) to convert the first floor area
for an apartment. Present use of the structure: second floor
apartment, first floor vacant beauty parlor. Applicant requests
a variance from Table A-3, minimum lot area per dwelling
unit. (Required: 2,000 square foot per unit; proposed 1,200
square feet per unit.)

Appeal of Lehigh Valley Hospital-Muhlenburg to receive an
interpretation that a proposed “H” sculpture
does not constitute a “sign” as defined in Article
1320.02 or, in the alternative, the Applicant requests variances
from Articles 1320.07.a, 1320.08.a.3 (more than one free
standing sign fronting a street), 1320.07.l and 1320.08.a.14
(size of sign). (Maximum allowable: 40 sq. ft.; proposed:
2,463 sq. ft.).

Appeal of Santiago Rivera, Equitable Owner, for a Special
Exception to change a lawful non-conforming machine shop
to a commercial/residential cleaning service and a lawn
care company. (Articles 1308.02.a and 1325.07).

Appeal of Selvaggio Enterprises, Inc. for a dimensional
variance from Articles 1318.01, 1318.17 and 1325.06, 1322.04.f.1
and Table A-4 to allow rear decks to exceed the required
rear yard setback on Building #3, which consists of seven
(7) units. (Required: 25’; Proposed: 20’), and
to permit the distance between multi-family dwellings to
be less than 25 feet (21 feet proposed).
