ZONING HEARING BOARD
PUBLIC HEARING

Notice is hereby given that the ZONING HEARING BOARD will meet in the TOWN HALL, 10 East Church Street, Bethlehem, Pennsylvania, Wednesday, April 28, 2004 F at 7:00 P.M., for the purpose of hearing the following appeals.

    ALL APPLICANTS MUST APPEAR AT THE MEETING

    1. 318 E. Morton St.
    Appeal of Kenneth Justin Brown for a dimensional variance from the traffic visibility across corners to install a driveway. (Articles 1318.06(b) and 1325.06, required site triangle – 8’, proposed – 5’)
    Record Lot – 20’ x 180’ R-M Residential District

    2. 2141 Grove Rd.
    Appeal of W. J. Posavek representing the owners Robert and Jane Kozma for a dimensional variance from the rear yard setback to construct a 16’ x 18’ addition. (Table A-1 and Article 1325, required setback – 35’, proposed – 26’)

    3. 904 Center St.
    Appeal of Stacey Cora for a dimensional variance from the traffic visibility across corners to install a fence near the intersection. (Articles 1318.06 and 1325.06, required site triangle – 25’, proposed – 8’)

    4. 1420 Easton Ave.
    Appeal of John Gross for a special exception to change a lawful non-conforming (nail salon) use to an office use. (Articles 1323.07 and 1325.07)

    5. 2101 Cherry Lane
    Appeal of Waffle House for a dimensional sign variance to exceed the allowable square footage for a free standing sign. (Articles 1320.09(a) (3) (III) and 1325.06, allowable – 50 sq. ft., proposed – 100 sq. ft.)
    Record Lot - .5 acres C-G General Commercial District

    6. 1530 Eighth Ave.
    Appeal of Eighth Avenue Professional Assoc. L.P. for a dimensional sign variance to exceed the allowable square footage for a free standing sign. Present proposal is to add to the existing (50 sq. ft.) pylon another 31.5 sq. ft. of signage. (Articles 1320.09(a) (3) (III) and 1325.06)

    7. 2201 Cherry Lane
    Appeal of Cherry Lane Commercial Center, LLC for a special exception to allow a motel use in the C-G zoning district (Articles 1311.02(c) (3) and 1325.07). Also, a variance is requested to exceed the maximum number of stories permitted. (Table A-3 and Article 1325.06, maximum allowable stories – 2.5, proposed – areas of 3 and 4 stories)
    Record Lot – 1.397 acres C-G General Commercial District

    All persons interested or those desiring to protest against the allowance thereof may appear and be heard. Plans for above appeals are on file for public inspection in the Zoning Office, 10 East Church Street, Bethlehem, Pennsylvania, during regular business hours, 8:00 a.m. to 4:30 p.m. weekdays.
